Create A Repair/Request List in Minutes
Once the Seller makes the repairs we can go back to the home and re-inspect to verify the repairs were completed and done correctly.
Alpha Home Inspections uses HomeGauge, a home inspection software company based out of North Carolina. Once you receive your report from us, you can create your repair/request list in minutes using the Homegauge feature Create Request List™ No more scrolling, marking with pens, making tedious lists. When making your list you are given 4 options to select on each defect; Accept As Is, Repair, Replace, or Monetary Compensation. If you choose the monetary compensation option you can enter in the amount of money you'd like to request. (Please note we will not comment on any items where monetary compensation has been made in lieu of repairs) Below is a short video (less than 3 minutes) that will show you how easy it is to create your repair/request lists.

While Alpha Home Inspections does not perform Termite Inspections we do have contractors we work with on a regular basis and will subcontract and schedule the work with them.
MLS Access
Tired of having to let in appraisers, home inspectors, and termite inspectors? We're here to help. We can schedule the inspection through ShowingTime, and can access Sentilock & Supra Keyed Lockboxes which means you do not have to come to the inspection unless your client is. We'll be there to provide access for the Termite Inspector and we'll be able to get back in to pick up our Radon Monitor. Save time, fuel, and miles when you book with us.
Radon & Water Testing
If you're scheduling a home inspection, a radon test, a water test, a termite inspection, and a septic inspection, you can be dealing with up to 5 separate contractors. Repair List Verifications
Once you have completed your repair/request list you can save it as a PDF or send it directly to the seller. Once the negotiation process is over and the sellers have made the repairs. We will go back out for what we call a "Repair List Verification". A Repair List Verification is typically $250 depending on the location of the home and the repairs. We will go through the home with the list that you've made and will mark each item as repaired or not repaired. Sometimes we experience things that have been repaired or replaced, however it is done incorrectly. For instance a seller agrees to replace a water heater in his home and does this himself. However he incorrectly installs it, and the buyer will not know it until it's too late.
E-Signing
The state of North Carolina requires all Home Inspectors to have a signed contract with the client prior to performing the inspection. We use DocHub for all of our contracts. Since 2011 Gmail has been the leading email service in the world and anyone with Gmail already has DocHub seamlessly integrated with their Gmailbox, Dropbox, and Google Drive. I know right, we had no idea either until we did some research. This means, no creating an account and pesky time wasting, spam emails, etc. Clients can even sign right on their smart phone and open the document right from their inbox.
